New-build homes in the UK capital for overseas buyers
London is the UK’s capital and one of the world’s most established property markets for overseas buyers. New-build schemes are spread across regeneration areas such as Nine Elms and the Royal Docks. Overseas buyers should take UK legal and tax advice, including on stamp duty surcharges.

Where overseas buyers look
New-build apartments are concentrated in regeneration areas rather than historic streets: Nine Elms and Battersea along the Thames, Canary Wharf and the Royal Docks in the east, Woolwich and Greenwich in the south-east, and Stratford around the Olympic Park. Prime central districts such as Mayfair, Kensington and Chelsea are a separate market with far higher prices and mostly older stock.
What drives demand
London combines a very large rental population, global employers, major universities and long-standing overseas buyer interest. The Elizabeth Line has pulled attention towards stations along its route, in places that used to feel far from the centre. Service charges on new towers can be high, so compare them building by building.
Practical points for overseas buyers
Most flats in England are leasehold, so check the lease length and ground rent, and read the service charge history. Non-UK residents pay a 2% stamp duty surcharge on top of standard rates, and a further surcharge can apply to additional homes. Instruct a solicitor before paying a reservation fee, and take UK tax advice on rental income.
