About this project

AURA is a 67-level, 673-unit luxury residential tower rising as the new-phase gateway to Melbourne Square, a 5-acre integrated precinct in Southbank developed by OSK Property (via the Yarra Park City Pty Ltd joint venture with EPF, Malaysia’s national pension fund) and built by Multiplex. Spread across six named residence collections — Mira Terraces, Luma, Nova, Cira, Alta and the Halo Penthouses — AURA is anchored by wellness and social clubs on Level 7, 49-50 and 66-67, directly above Melbourne Square’s own completed Stage 1 precinct with its Woolworths, retail strip and Kennedy Park.

Investment Factors

Sourced demand and location factors — not a score, forecast, or recommendation. Use these to inform your own judgement.

First Non-Emaar, Non-Dubai Listing This Batch — New Market (Australia) and New Developer

AURA @ MSQ was sourced from two developer PDFs at "D:\D2C0\Melbourne\Melbourne Square\" (AURA_Mini_Brochure.pdf, 9 pages; Aura Agent Brief 05032026.pdf, 33 pages) — an entirely new source folder, market and developer for this site, not part of the Emaar batch. Added a new 'australia' Market type value (src/lib/types.ts) and wired it into every market-enumeration surface found via search: Header.tsx's markets dropdown, list-with-us/page.tsx's region groups, DeveloperSignupForm.tsx's options, MarketMap.tsx's per-market map center (Southbank coordinates), and the DLD-adjacent country-code lookup in properties/[slug]/page.tsx (AU). No dedicated /australia market page was built, consistent with how prior new markets (Thailand, Maldives) were added without one. Real per-unit-type starting prices ARE disclosed (unlike most of the Emaar batch) — read directly off the Agent Brief's per-floor-plate pricing pages (Luma L17-28, Nova L30-48) and its building-wide cluster-pricing summary page; priceByType reflects the cheapest disclosed "from" price per bedroom count, always in the lowest-tier cluster (Luma). Higher clusters (Nova, then Alta/Cira, then the Halo penthouse tier) carry meaningfully higher $/m² for the same bedroom count — e.g. a 2 Bed 2 Bath is $990K in Luma but $1.05M+ in Alta/Cira at a larger 101m² — reproduced as a real tiered-pricing structure, not simplified away. One minor internal pack inconsistency reproduced rather than silently resolved: the building-wide summary page lists Luma's cheapest Studio "from $560,000" while the detailed Luma floor-plate page prices that same Studio type's specific unit stack at "from $609K" — plausibly a lower-floor vs. higher-floor difference within the same unit type (unit stacks rise through L8-29), not necessarily an error. No payment plan/deposit structure or firm settlement date is disclosed in either document; Stage 2 (BLVD, which includes AURA) is explicitly labelled "under construction" on the masterplan page, and Melbourne Square's own Stage 1 (the base precinct, a separate already-open development) is labelled "completed" — reproduced as two distinct stages of the one masterplan, not conflated. Developer's established year and completedProjects count are NOT in either source PDF (both are silent on OSK's founding date) — verified instead via web search (OSK Group / Wikipedia / The Edge Malaysia corporate coverage), sourced separately in developer record comments rather than fabricated.

Not assessed here: competing/upcoming supply in the immediate area, projected capital growth, and future rental demand. These require independent research or a licensed local agent — ask a PropSentral advisor if you'd like help finding one.
