Buying guide

How overseas buyers buy property in Sharjah

What to know first

  • Freehold ownership for foreign nationals confirmed under Law No. 2 of 2022 — absolute ownership in designated areas and approved projects, subject to Ruler's approval
  • Same federal 0% income/capital gains tax as the rest of the UAE, plus the AED 2M Golden Visa threshold
  • Most populous of the UAE's northern emirates and the cultural capital of the UAE — a genuinely different demand base (families, education-sector professionals) than Dubai's more transient/investor-heavy pool
  • A newer, thinner freehold market than Dubai or Abu Dhabi — fewer completed resale cycles and a smaller comparable-sales dataset to price against

The general process

  1. Confirm what foreigners may own in Sharjah and in which areas.
  2. Set your budget in AED, including taxes, fees and currency costs.
  3. Shortlist areas and check the developer or seller.
  4. Appoint an independent local lawyer before paying anything substantial.
  5. Reserve, sign the contract, and pay through the approved channel.
  6. Complete registration, and take tax advice in both countries on any rent or sale.

The exact steps and order differ by country and by project.
