Breva is a low-density AYS Heritage Collection residence on Dubai Islands, five minutes from the beach, sharing the Tivanno/Ventone waterfront design language. The brochure's own unit-type pages (each stating an exact floor location) show a distinctly small unit count for a residential building: a 3-bedroom duplex on the Ground Floor with a private terrace and plunge pool, a 2-Bedroom and two 3-Bedroom layouts on the 1st Floor, and a 4-Bedroom unit on the 7th Floor with its own private balcony pool. No Studio or 1-Bedroom units are shown anywhere. A podium 2nd floor houses a lounge, cinema and play room, with fitness on the 1st floor. Every unit includes a full Alexa smart-home system and floor-to-ceiling windows, fitted throughout with European brands: Bertolotto doors, Scavolini kitchens/wardrobes/vanities, Dornbracht fittings, Villeroy & Boch sinks, Gutmann aluminium profiles, Legrand switches, Ceracasa tiles, Schindler elevators, Technogym equipment and Miele appliances. All confirmed genuine CGI, no watermarks.
