Oqood (also written OQOOD) is the Dubai Land Department's registration system for off-plan property sales — it records the buyer's interest in a unit before construction is complete and before a full title deed can be issued. Registration costs AED 4 per AED 1,000 of property value and is a legal requirement for every off-plan transaction in Dubai.
Why It Matters
- —Without Oqood registration, an off-plan purchase has no legal protection — the buyer's claim to the unit is not recognised by the Dubai Land Department.
- —Oqood is the interim record that exists between signing the SPA and receiving the title deed at handover — verify any resale or developer is properly Oqood-registered before paying a deposit.
- —A developer who avoids or delays Oqood registration on a sale is a clear red flag, regardless of how the rest of the transaction looks.
