A NIE (Número de Identificación de Extranjero) is a Spanish tax identification number issued to foreigners. It is required for every step of a Spanish property purchase — opening a bank account, signing contracts, and paying taxes — and is typically the first administrative task an international buyer completes. It can be obtained at a Spanish consulate abroad or at a Foreigners' Office (Oficina de Extranjeros) in Spain, with processing taking 2–6 weeks.

Why It Matters

  • No Spanish property transaction can complete without a NIE — apply early, since processing can take several weeks and will otherwise delay the purchase timeline.
  • A NIE is a tax ID, not a residency permit — holding one does not grant any right to live in Spain.
  • Most buyers obtain their NIE before instructing a lawyer or signing a reservation contract, since banks and notaries will request it at multiple stages of the process.
