Ejari ('my rent' in Arabic) is the Dubai Land Department's mandatory system for registering residential and commercial tenancy contracts. Landlords (or their agents) must register every lease on Ejari — it is required to obtain a DEWA (utilities) connection, apply for certain visas, and resolve any rental dispute through the Rental Dispute Settlement Centre.
Why It Matters
- —An unregistered tenancy has no standing in a Dubai rental dispute — landlords renting out off-plan units after handover should register every lease on Ejari without exception.
- —Ejari registration is a precondition for new DEWA utility connections, so it directly affects how quickly a newly handed-over unit can be tenanted.
- —Abu Dhabi runs an equivalent system called Tawtheeq.
