Addis Ababa

Ethiopia’s capital and the home of the African Union

Addis Ababa is Ethiopia’s capital and largest city, and the seat of the African Union. Foreigners can only recently buy property in Ethiopia, under a new framework with a minimum of USD 150,000 in Addis Ababa and a limit of one home, while foreign nationals of Ethiopian origin fall under separate rules: see the Ethiopia market guide for the current rules before making any decision.

Where buyers look

New apartment development is concentrated in central and eastern districts such as Bole, Kazanchis, CMC and the area around the African Union Headquarters. These districts hold embassies, international organisations, hotels and offices, which shape demand for quality rental housing.

Who is buying

Interest comes largely from the Ethiopian diaspora in North America, Europe and the Gulf, alongside the local market. Foreign ownership is new, so most of the rules and market practice are still developing.

Practical points for overseas buyers

Land in Ethiopia is held by the state, and foreign buyers hold a home on leased land, which must have been allocated by public bidding. In Addis Ababa, foreign buyers face a minimum of USD 150,000, including the full lease price, and a limit of one home. They can’t use Ethiopian loans or other domestic finance: funds must come from abroad through the banking system. Foreign nationals of Ethiopian origin fall under separate rules, and licensed foreign investors have different terms. The birr was floated in 2024, so think about currency risk, and use a licensed Ethiopian lawyer.
