Every interior render in this brochure carries a disclaimer not seen on some other Danube collateral in this batch: "Please note that the apartments are unfurnished and furnishing will entail an extra cost." Reproduced here rather than assumed away, since Danube’s own developer-level description elsewhere on this platform states its projects are typically "fully furnished."

Status Board Discrepancy — Sibling Projects, Not Elz Itself

This brochure’s own closing "Delivering on Our Promises" status-board pages (pp.30–31) tag several sibling Danube projects differently than the status board found inside the Gemz brochure: Resortz and Starz appear here as "DELIVERING SOON" (vs. "DELIVERED" on the Gemz board), and Bayz appears here as "IN PROGRESS" (vs. "DELIVERED" on the Gemz board). Elz itself is not shown with a status tag on this board (it is the brochure’s own subject), so its status is taken from the Gemz board’s "DELIVERED" tag for Elz, corroborated by the brochure’s total absence of any price or payment plan — consistent with how completed Danube projects are marketed in this batch. Flagged here for when Resortz, Starz and Bayz are themselves built out.

Sibling-Project Location Confirmation (Arjan)

The brochure’s own "Well-Connected to Life and Lifestyle" map page places Elz directly alongside Resortz, Jewelz and Miraclz (all visibly pinned on the same local map, near Dubai Miracle Garden), independently corroborating that all four are in Arjan — useful cross-reference for when those three are built out as their own listings.
