The actual dated per-unit price list in this source (two PDFs, "PRICE4.pdf" and "Copy of PRICE6.pdf", 23 individual unit sheets total, floors 4 and 6 only) shows a genuinely lower floor: Unit 402, a 1-bedroom "Classic Suite" at 41.58 m², priced $249,480 (AED 915,591.60) — verified by rendering the page as an image after the raw pdftotext extraction mis-shifted the price column. The unit-level price list is treated as authoritative here since it is dated, itemised and verifiable, while the company profile's single headline figure is unverifiable and may reflect an older marketing cycle or a different unit-size basis. Both figures are disclosed; the conflict is not silently resolved.
