The developer’s own Unit Price List includes a floor-by-floor configuration table with a "Grand Total" row confirming 303 total units across 31 floors (podium levels P1–P3 plus Ground and floors 2–31) — directly parsed and counted, not estimated. The same document’s payment plan pages state "ACD: DEC 2027" directly.

Two-Tier Payment Plan

This project has a genuinely two-tier payment structure based on unit price, not a single plan: units priced below AED 1.7M (1-Bed) or AED 2M (2-Bed) are offered a 60/40 plan (20% deposit, staged installments, 40% on completion), while 1 & 2-Bed units above those thresholds and all 3-Bed units are offered a 50/50 plan (10% deposit, staged installments, 50% on completion). The 50/50 plan’s own milestone table is cleaner and was used for paymentMilestones; the 60/40 table showed some row-numbering irregularities (a skipped "17th Installment") on extraction, so was not reproduced stage-by-stage. Both plans sum to exactly 100% per the source document’s own totals.

Imagery

No dedicated "Renders" folder existed in this zip (unlike most others this session) — both images were cropped from the 62-page main brochure PDF: an aerial "Aqua Gardens" render showing the shallow reflecting pools with palm-shaded islands and mini-golf, directly matching the one-pager’s own "Aqua Golf" and "Chill-Out Lounge" amenity copy, and a furnished bedroom interior with a genuine city-skyline window view. A companion stock lifestyle photo of a model on the same spread as the bedroom render was cropped out and not used.
