Branded residences are apartments or villas developed and sold under a recognised hotel or lifestyle brand (Accor's Swissotel, Pullman and Sofitel; Marriott; Four Seasons; and others), distinct from the hotel rooms in the same building. Owners typically get a package of hotel-grade services — concierge, housekeeping, maintenance, sometimes a hotel loyalty-programme membership — bundled with the unit, in exchange for a service fee on top of the purchase price and any ongoing charges. The brand licenses its name and service standards to the developer; it is not always the developer itself, and not always the entity actually managing day-to-day operations.
Why It Matters
- —A branded building can bundle two separate products: fully-branded personal-use residences and a separate, often smaller-floorplan, investment/rental-management building under the same brand — confirm which one a specific listing is before comparing prices or returns.
- —The brand name attached to a development is not automatically the developer — check who is actually developing and financing the project, since the hotel operator is frequently a separate, licensed-in party.
- —Membership perks (loyalty-programme status, complimentary stays) and the service fees that fund them are usually disclosed separately from the purchase price — read the fee schedule before assuming it is included.
